Guideline‑2: Urban Planning

Urban deve­lo­p­ment at the air base is to meet a wide ran­ge of needs in terms of infra­struc­tu­re and social struc­tu­re and (to avo­id traf­fic in the long run) is to take place with a mix­tu­re of dif­fe­rent uses (e.g. housing, busi­ness, edu­ca­ti­on, lei­su­re) and buil­ding den­si­ties geared at urban living in mind. In this con­text, mixed struc­tures per­mit­ting a requirement-based deve­lo­p­ment are also to be pro­vi­ded and take into account the prin­ci­ple of a “town of short distances”. The deve­lo­p­ment is to be model­led on the exis­ting town of Fürs­ten­feld­bruck in terms of its sca­le con­ti­nuing it in a sus­tainable way with modern means.

The­r­e­fo­re, inno­va­ti­ve plan­ning approa­ches are to be appli­ed to buil­ding are­as; “Some­thing new is to be crea­ted that has not exis­ted in Fürs­ten­feld­bruck befo­re” but some­thing that com­ple­ments the exis­ting struc­tures and uses.

The exis­ting lis­ted buil­dings are to be revi­ved by their adap­ti­on to new uses and shall shape the new iden­ti­ty of this quar­ter of town.

In case of buil­ding deve­lo­p­ments in the neigh­bor­ing muni­ci­pa­li­ties, an effort is to be made to crea­te a recon­ci­lia­ti­on of inte­rest, so that no incom­pa­ti­ble res­traints regar­ding the deve­lo­p­ment oppor­tu­ni­ties will ari­se in the con­text of the con­ver­si­on of the air base.
